finding cheap land

I have found that this community is a great place to ask those broad based questions that no one else can answer, so here it goes:

I am looking for some cheap land (Under $20,000.00 USD)

I’d prefer something in the middle of no where, out west somewhere. It doesn’t need power, or water, or anything.

Yes, I am serious. Anyone have any ideas? Feel free to ask some questions.

I want to move there and practice sustainable living, I’m very interested in permaculture.

You may want to look at Canada. I know there’s a lot of off-the-grid land that can be purchased relatively cheaply.

Pros are that you get “more for your money”, Canada is an absolutely beautiful country and they have a lot of space up there. Cons are you may have to jump through some more hoops purchasing internationally - I’m not sure of what the process would be or if it’d be different.

Yes, we call them islands. They’re typically very, very expensive.

not sure how you’d go about finding it, but there’s tons of empty land in wyoming, montana, SE Oregon, Arizona, New Mexico, Nevada. now i’d imagine you’d want to be able to grow food/raise animals on this land, so you might be outta luck.perhaps a few acres in the woods in New englad somewhere would be a better idea.

Just FYI. I live in AZ and I keep pretty close tabs on real estate prices in both AZ and NM. I haven’t seen anything in that price range in years in the southwest. Things have gotten out of control around here. Everybody in the cities and towns has been cashing in on the real estate boom and selling even the tiniest houses for a quarter of a million bucks. The people who live in the rural southwest have decided that they too want a piece of that pie and prices have gotten equally escalated. My wife and I were recently looking for property for the purpose of building an off-the-grid, solar home and it was darn hard to find a 5 acre parcel for anything under $100K. And those parcels were in very dry areas. Water’s kinda essential. Colorado’s been outrageously priced for even longer. I haven’t looked in Utah, Nevada or points north though. Might still be some deals out there but it’s gonna take some serious digging to unearth them. Don’t like to be discouraging. I’m still looking for a DEAL myself. Keep looking but be prepared to up the ante a little bit too. Probably the best land deals are going to be found in the mid-west where the economy is not as strong. For me, I’ve always lived in the desert southwest and it’s just home to me, so I’m gonna stay around here.

You oughta consider bmemike’s suggestion of Canada. I’ve also looked at Mexico and Costa Rica. Beautiful and relatively cheap. I found a place right in the ocean in Mexico for $40K. On the ocean in the US starts at about a million. South of the border is risky though. The governments are typically unstable and they could just take your land and home on a whim. Old saying, “Only spend as much money on Mexican real estate as you can afford to lose.”

yep land price in az are jumping but you can still get many acres for under 20,000 easy it would just kinda be in the middle of nowhere check out ebay
for some real estate usually really cheap

With a bit of digging you can find some really nice places in Mexico around the Los Cabos area. In my opinion, it’s one of the best parts of Mexico (the Los Cabos and La Paz areas) and totally beautiful.

Plus it’s great fishing!
